Twinlite are delighted to announce the acquisition of the Sector 3 site at Aiken’s Village in Dublin 18.

The site was acquired by a joint venture set up by Twinlite and EPSIO 5, an opportunistic real estate fund advised by pan-European investment manager Tristan Capital Partners.

The 7.2 acre site will be capable of providing several hundred high quality homes to residents and will include a 10% provision of social housing.

A planning application will be lodged in Q4 2019 and full design details will be published at that point.

The Board of Twinlite wish to make the following statement on the withdrawal of the judicial review proceedings.

Today, December 11th, 2018, Judicial Review proceedings against the decision of An Bord Pleanála to grant permission for 49 apartments at our site at Castlepark Road, Dalkey was withdrawn by the applicants on the first day of the hearing.  Twinlite will make a contribution to part of the legal costs of the applicants.  Commenting on the events, Rick Larkin, Executive Director at Twinlite said;

“We’re obviously happy that this action has been withdrawn.  We always believed that our design for the site was very sympathetic to the existing landscape and surrounding area and we look forward to helping deliver housing to a market which remains in a supply-side crisis”

Background on Castlepark Road site

Twinlite acquired the Castlepark Road site in December 2016 and lodged a planning application for 50 apartments in June 2017 which was refused by Dun Laoghaire County Council in August 2017.  An appeal by Twinlite was lodged on September 6th, 2017 by Twinlite to An Bord Pleanála who made a decision to grant permission, with conditions, on April 26th, 2018.

The design consists of 49 high quality large apartments in a secluded woodland adjacent to the Castlepark school.  The majority of the site will remain undeveloped, with most of the existing vegetation north of the building being retained.  Further information can be found at www.newdalkeyapartments.com

Twinlite has entered into a forward sale agreement with a fund advised by Tristan Capital Partners for the Trinity Collection – a private rental sector (PRS) project of 372 units currently under construction in Clongriffin, Dublin 13.

The units are spread over three blocks, benefit from 408 car parking spaces and will include dedicated tenant facilities.  Construction has commenced on site with the first delivery in Q1 2020.  Twinlite will take a minority equity stake in the completed project.

Rick Larkin, Executive Director at Twinlite said: “We’re delighted to work with a world class investment manager like Tristan Capital Partners. We greatly appreciate their confidence in our team, who are working hard to deliver what will be a best-in-class PRS product and we are excited to continue working with Tristan in the future to further increase housing supply.”

Kristian Smyth, Director at Tristan Capital Partners said: “Dublin PRS is still experiencing chronic undersupply at a time when demand is growing. Local population growth coupled with restrictive Central bank mortgage rules have resulted in the number of PRS households increasing by over 60% in the last decade. As demand intensifies, tenants are looking for more affordable locations like Clongriffin; one of the key urban districts in North Dublin. With excellent transport links into the City Centre, we believe its prominence will continue to grow in the coming years.”

Tristan Capital Partners are a pan-European real estate investment manager with over €9bn under management.

Twinlite are pleased to announce the acquisition of land at Marrsfield Avenue in Dublin 13.  Twinlite have commenced construction to implement a previously granted planning permission for 372 residential units in what will be a purpose built private residential sector (PRS) project called The Trinity Collection.

Located just a few minutes walk from Clongriffin DART station, the project will be completed in 2Q2020 and will provide quality, affordable accommodation for up to 700 residents across.

Further details on the availability and operation of the project will be released in the coming weeks.

The board of Twinlite make the following statement in relation to legal proceedings taken against An Bord Pleanala regarding the development site at Castlepark Road:

We are surprised and disappointed that two individuals have taken it upon themselves to try to prevent the development that has been granted permission by An Bord Pleanala at our site at Castlepark Road by resorting to the judicial review process.  This site has been vacant for many years, Twinlite have spent the last 18 months designing and obtaining consent for a building that takes account of the extreme sensitivities of its surroundings, which would, when built, provide much needed apartment accommodation for the area.

As the case is now before the Courts, no further direct comment on the matter will be made, however, Twinlite wish to further state that the use of the judicial review process to halt development is, in our view, a serious problem in the construction industry and one which further points to our planning system being in disarray and not fit for purpose.  With a planning process already taking more than a year, the rise in the number of judicial reviews being taken will dramatically reduce the ability of the industry to deliver large numbers of homes that are vitally needed.  Without serious action by Government to tackle this issue, Ireland’s economic recovery will be put at increased risk, while we as a society condemn an entire generation to an era of rising rents and an inability to afford to purchase their own home.

Twinlite are delighted to announce that An Bord Pleanala have granted our appeal against Dun Laoghaire Rathdown’s decision to refuse planning permission for our project at Castle Park Road in Dalkey.

The 49 home apartment project is a world-class design set in more than 3 acres of woodland and is fully in keeping with Twinlite’s desire to deliver the finest residential buildings possible.

Construction will commence in Summer 2018 with first occupation expected by Q1 2020.  A select number of homes will be released for pre-sale in the coming months.

The first residents moved in to Enderly a few weeks ago and since then work has continued at pace towards completing the project.

Regretfully, we received news from An Bord Pleanala on Monday that our application for planning permission was refused for the 29 units planned for Dalkey Manor on Barnhill Road.

While we disagree with the conclusions of An Bord, we will consider the decision with our design team and come up with a new design that take into account the concerns of the planning authority.

We hope to lodge a revised design in the coming weeks and will update the project site as soon as possible with that information.

Twinlite are glad to announce that after a lot of hard work, the first residents move in to Enderly, Dalkey today.  The first 12 homes are completed with construction now concentrated to the rear of the site and the Sorrento homes which are due for completion in late 2017.

Twinlite are delighted to announce that it has submitted a planning application for its site at Castlepark Road, Dalkey.

The 3.14 acre site is adjacent to Castle Park School and has been vacant for a number of years.

The proposed building contains 50 large apartments (1, 2 & 3 bedroomed) in a series of 7 pavilion buildings connected by glazed atriums.  The design was led by architects McCauley Daye O’Connell, in conjunction with Stephen Little Planning Consultants.
